Looking at new single-family listings across five full years (2021 through 2025), May and June are the undisputed leaders every single time. In 2022, June hit 1,407 new listings. May 2026 is already tracking at 1,277 with the month barely wrapped up. Compare that to December, which typically bottoms out around 355 to 441 listings. That’s a massive difference in what’s available to buyers and what sellers are competing against.
